Phase I & II Environmental Site Assessments (ESAs)

Transaction Screen: ASTM (E1528-
A transaction screen is performed in order to identify potential environmental conditions associated with a site. It is intended to satisfy the minimum requirements for an innocent landowner defense. Additional investigation (Phase I or II) may be required.
Phase I ESA: ASTM (E1527-
A Phase I ESA will satisfy, “all appropriate inquiry,” into previous ownership and uses of the property. It will assess the environmental conditions with respect to the range of the contaminants within the scope of the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA).
Phase II ESA: ASTM (E1903-
A Phase II ESA is intended for use on a voluntary basis by parties who wish to evaluate known contaminant releases or likely release areas identified in the Phase I ESA. Actual physical testing of soil, groundwater, stormwater, and/or building materials is generally included.
